Exact factors, and the working shown

gaj, marla, sq ft.

Plot sizes in NCR get quoted in whatever unit the seller grew up with. Convert between all of them here — and see why each number is what it is, rather than taking a converter's word for it.

The same amount in every unit

Why these are exact

Nothing here is rounded

Every unit above is defined off another one, so the factors are arithmetic rather than convention. That is worth knowing, because the two units below are not.

Gaj = 9 sq ft

A gaj is a square yard. A yard is 3 feet, so a square yard is 3 × 3 feet. No rounding, no regional version.

Marla = 272.25 sq ft

160 marla make an acre, and an acre is 43,560 sq ft. 43,560 ÷ 160 = 272.25 exactly.

Kanal = 5,445 sq ft

A kanal is 20 marla, and 8 kanal make an acre. 43,560 ÷ 8 = 5,445 exactly.

The honest bit

Bigha and biswa are not one number

India never standardised them. Each princely state and revenue district kept its own, and those definitions survived into the land records — so a bigha in one tehsil is not a bigha in the next.

Three different answers for the same word. This is why the converter above does not offer bigha as a unit: picking one of these silently would be the same as making it up. Read the value off the record for the plot you are actually looking at — the khasra or khatauni states the unit it is using.

Questions

Asked most often

How many square feet is 1 gaj?

Exactly 9 square feet. Gaj is the Hindi word for a square yard, and a yard is 3 feet, so a square yard is 3 × 3 = 9 square feet. There is no rounding in this one and no regional variation.

How many square feet is 1 marla?

272.25 square feet, in the Punjab, Haryana and Himachal system used across Gurugram. It is exact because the unit is defined off the acre: 160 marla make one acre of 43,560 square feet, and 43,560 ÷ 160 = 272.25.

How many square feet is 1 kanal?

5,445 square feet. A kanal is 20 marla, and 8 kanal make an acre — 43,560 ÷ 8 = 5,445. Like the marla it is exact rather than approximate.

How many square feet is 1 bigha?

There is no single answer, and any converter that gives you one is guessing. A pucca bigha in Uttar Pradesh and Haryana is 27,225 square feet, a kachha bigha is a third of that at 9,075, and a quarter-acre bigha of 10,890 square feet is also in use in parts of Haryana. India never standardised the unit: each revenue district kept its own, and those definitions survive in the land records. Check the record for the specific plot.

Is a square yard the same as a gaj?

Yes, they are two names for the same unit. Plot sizes in Delhi, Noida and Gurugram are commonly quoted in gaj or square yards interchangeably, and both are 9 square feet.
